How to select the right Realtor?

When choosing the right Realtor to represent you when buying or selling a home follow these ideas as a guide:
- Interview at least three agents from different companies.
- Go to the internet and view any websites or agent listing pages.
- Ask for testimonials and opinions from friends/family/co-workers.
- Determine if the agent is full/part time or how many hours a week they work? (A full time agent works real estate for a living!)
- Determine if you like and trust the agent?
- Does the agent know the area market? Ask what the current market time is for your area? How many homes are for sale? How many homes have sold? What’s your competition?
- Does the agent know their own statistics? Ask how many homes they have for sale now? How many have they sold in the last year? How many days does their listings sit before selling? What percentage of your homes value will the agent get for you? (95% of the value or more is great!)
- How much experience does the agent have? How many years in the business? Can they negotiate? How many sales total? Do they work alone or in a team? Will they hold your Open house or someone else? Will they handle calls and showings? Do they have a website? Are they using the internet to market homes? Do they have a cell phone or use email? Will they contact you on a regular basis?
- What marketing plan have they presented and how will they find a buyer for your home? Did the agent present a Comparitive Market Analysis? What “Tools” can they provide to market your home?
- If your looking to buy….find an agent and stick to them. An agent should provide you with any information and help you’ll need. They can provide auditor information and other sales to compare to. They will set up multiple showings and provide you immediately with new property that comes onto the market. An agent only asks for your loyalty in return for their hard-work and dedication to you. Remember that an agent does not get payed unless they sell a home. That’s a lot of motivation to do the job well. If you find that your agent is lacking, choose another that will meet your needs.
Carefully choosing an agent will not only save you money and market time, it could be the difference between “For Sale” or “SOLD”.
